Zero-energy homes, also known as net-zero homes, by definition, produce as much
energy as they consume on an annual basis, sometimes producing more energy from
solar panels, wind power, or other sources. While they are far from mainstream
at this point, some builders are showing that zero-energy homes are what people
want.
Todd Usher, a builder in South Carolina tells about his development, a 16-lot subdivision, where all but two lots have sold, and all customers have chosen to add solar roof panels to their homes. The model home is a zero-energy home, which combines all the smarts of next-generation high-performance with the savvy of stylish simplicity sought by today’s home owners.
Below are a few tips Usher suggests when deciding to take "green" to the next level:
1. Base your quality system on best practices. Usher suggests looking to programs backed by years of building science expertise, such as the Energy Star program, Indoor AirPLUS, and WaterSense labels.
2. Build strong relationships with vendors. Invite them to tour your build at various phases. Show them what you are trying to accomplish. Involve them in your process.
3. Marketing is a plus. Make your website interactive so that visitors can see the efficiency in action. Use social media. Make clear what the benefits of zero-energy are.
4. Understand that the market WANTS green homes. Usher uses the cliche "if you build it they will come" to illustrate the fact that buyers were attracted to his subdivision because of the green benefits. He pointed out that lower utility bills were high on his clients' priority lists.
Even if you're not equipped for building a zero-energy home, you can always find ways to build energy-efficient systems into your projects. It's a great way to attract new clients.
